A granular review of the peninsula reveals pronounced micro-market divergence. Dağbelen posted the highest unit valuation across the district at 249,896 TL/m², reflecting a substantial 138.9% nominal annual surge. By contrast, established luxury enclaves exhibited signs of price consolidation; Türkbükü averaged 212,918 TL/m² (+12.9%), while Yalıkavak softened slightly by 0.4% to 156,048 TL/m². At the more accessible end of the spectrum, peripheral inland and eastern settlements such as Mumcular recorded 53,294 TL/m² (+20.3%), illustrating an uneven redistribution of local pricing dynamics.
